T. Parker Host Invests $50M to Expand Avondale Global Gateway in Louisiana

Posted on November 2, 2026

T. Parker Host (HOST), a maritime services and industrial infrastructure company, has announced a $50 million capital investment to expand rail, warehouse, dock and industrial capacity at Avondale Global Gateway, its multimodal industrial campus along the Mississippi River in Jefferson Parish, Louisiana.

The investment will support growing demand from industrial customers while preparing the property for additional manufacturing, logistics and infrastructure projects.

The capital program includes construction of a 200,000-square-foot warehouse, expansion of rail infrastructure, improvements to deepwater docks, upgrades to internal roads and additional space for industrial storage and operations.

Upon completion, Avondale will have approximately 1.5 million square feet of indoor storage capacity.

The new warehouse will be the first building constructed at the former shipyard property since the 1970s.

HOST also plans to activate Avondale’s fifth deepwater dock, increasing the campus’s ability to accommodate up to six vessels simultaneously.

The $50 million investment will be allocated across six infrastructure categories, including approximately $15 million for rail improvements and $15 million for warehouse construction.

An additional $5 million will be invested in dock improvements, $5 million in road infrastructure, $5 million in expanded site and laydown capacity, and $5 million in equipment.

The improvements are intended to accommodate existing customer growth while providing infrastructure for companies considering long-term industrial operations at the property.

HOST said the investment could support hundreds of millions of dollars in additional private investment from industrial tenants and other businesses establishing operations at Avondale.

The expansion is also expected to create approximately 100 additional HOST jobs, increasing the company’s workforce at the campus to more than 400 employees.

As the infrastructure improvements and anticipated tenant projects progress, approximately 1,000 people are expected to work across the campus each day by 2028.

“We’re building Avondale for what comes next,” said Adam Anderson, chairman and CEO of T. Parker Host.

“When a company looks at Louisiana for its next major investment, we want the infrastructure to already be here. This $50 million investment gives our customers the ability to move faster and grow here for the long term.”

The expansion reflects increasing industrial activity at Avondale, which serves as a major import and distribution facility for materials used in manufacturing, energy infrastructure and other industrial markets.

HOST identified the campus as North America’s leading copper import terminal.

Avondale has also entered into a long-term agreement with a major energy original equipment manufacturer, although the company did not identify the customer or disclose the agreement’s financial terms.

More recently, the facility received what HOST described as the first significant shipment of Venezuelan primary aluminum to the United States in more than eight years.

The shipment established an additional trade route through the campus and expanded the range of industrial supply chains supported by the facility.

Avondale currently handles more than 75 commodities, with infrastructure designed to support cargo movement through marine, rail and road transportation networks.

The campus’s location along the Mississippi River provides access to domestic and international shipping routes, while its Class I rail connections support distribution to industrial customers across North America.

HOST is seeking to use those transportation capabilities to attract businesses requiring integrated logistics, warehousing, manufacturing and processing operations.

The company also identified expanding AI and data center infrastructure as a source of potential demand for the materials and equipment moving through Avondale.

Large-scale data center development requires substantial electrical infrastructure, including power generation equipment, copper and other industrial components.

HOST said Avondale’s cargo-handling and industrial capabilities position the campus to support supply chains serving those projects.

The planned infrastructure investments are intended to help companies establish operations more quickly by providing rail access, storage capacity, dock infrastructure and industrial development space before individual projects are finalized.

Michael Hecht, president and CEO of Greater New Orleans, Inc., said the expansion could strengthen the region’s competitiveness in attracting industrial investment.

“Avondale is helping position the West Bank as a serious player in the global economy,” Hecht said.

“This investment strengthens the infrastructure our region needs to compete for major industrial projects and gives companies another reason to choose Greater New Orleans when they are deciding where to invest and grow.”

The capital program includes $6.95 million in state and local financial support specifically designated for rail expansion.

Louisiana Economic Development will provide a $2.6 million interest-free loan through its newly established FastSites Program.

The Louisiana Legislature has also approved $3.1 million in capital outlay funding for the rail project over the past three legislative sessions.

Jefferson Parish has committed another $1.25 million in discretionary funding.

That amount includes $1 million from Councilman Deano Bonano and $250,000 from Councilwoman Jennifer Van Vrancken.

Together, the state and parish commitments total $6.95 million, all directed toward rail infrastructure improvements at Avondale.

The public funding will support the broader $50 million capital program, with rail expansion representing one of the project’s largest investment categories.

HOST said construction and infrastructure work are already underway.

The company expects the current capital program to be completed by December 2027.

The improvements will increase the campus’s capacity to accommodate cargo movement, industrial storage and larger operating requirements from existing and prospective tenants.

Avondale Global Gateway occupies a former industrial shipyard property on the Mississippi River in Jefferson Parish.

The site has been developed as a multimodal industrial campus combining marine terminal operations, warehousing, rail access and space for manufacturing and processing businesses.

Its infrastructure includes five deepwater docks, road access and connections to Class I rail networks.

Following completion of the new warehouse, the property will offer approximately 1.5 million square feet of indoor storage.

The planned dock improvements will allow the facility to handle as many as six vessels at the same time.

Beyond cargo handling and distribution, Avondale provides space for companies to establish permanent operations involving material processing, manufacturing and other industrial activities.

This combination of transportation infrastructure and industrial development capacity allows tenants to receive raw materials, conduct operations on site and distribute products to domestic and international markets.

HOST’s expansion is designed to support that operating model by increasing the infrastructure available to current customers and prospective industrial tenants.

Founded in 1923, T. Parker Host provides ship agency services, terminal operations, logistics solutions and industrial infrastructure across the United States.

The company operates Avondale Global Gateway as part of its broader maritime and industrial services business.

HOST has continued investing in the campus as demand increases for facilities capable of handling complex industrial cargo and supporting long-term operations.

The company did not disclose the total acreage involved in the current expansion or identify specific additional tenants expected to occupy the new capacity.

It also did not provide a detailed construction schedule for individual infrastructure components beyond the anticipated December 2027 completion date.

The $50 million investment represents a significant expansion of Avondale’s physical infrastructure, with new warehouse capacity, rail improvements and additional marine terminal capabilities intended to support future industrial growth.

With approximately 100 additional HOST jobs expected and potential tenant development activity continuing through 2028, the project is positioned to expand Avondale’s role as a logistics and industrial operations hub serving manufacturing, energy and infrastructure markets.
